BOOKINGS
An initial reservation may be made by telephone, e-mail or from our Website (www.acrossfromdisney.com) and will be held for 5 days. When you have read and agree with our “Rental Terms & Conditions” then complete and return our booking form.
DEPOSIT
Upon receiving the completed booking form we send an invoice stating the total amount due and payment details. If you are booking at least 8 weeks prior to your arrival date then we require a 25% deposit to confirm the booking, which is non-refundable but will be deducted from the full rental amount. However, if the booking is less than 8 weeks prior to arrival we require full payment.
SECURITY DEPOSIT
A few days before your arrival we will require a credit card number for the $300 Security Deposit which is, simply held as a guarantee, against any cost incurred for any additional services, missing items, or any damage you may incur during your stay.
BALANCE OF PAYMENT
The balance of the payment is to be paid no later than 8 weeks prior to your arrival date. We reserve the right to cancel the booking if payment is not received by the due date.
PAYMENT
We accept personal checks, cashier checks and credit cards. We require all payments in US dollars.
CANCELLATION CHARGES
The guest may cancel the booking at anytime after it has been confirmed. Cancellation must be made in writing or by e-mail. The following charges will apply:
- More than 8 weeks before arrival---Loss of Deposit
- Between 4 to 8 weeks before arrival---Loss of 50% of the Total Cost
- Less than 4 weeks before arrival---Loss of 100% of Total Cost
If for some reason we have to cancel for any reason beyond our control we would refund any monies paid, without interest or further compensation.
TAXES
By Florida State Law all rentals are subject to 13% Sales Tax & Tourist Tax
OCCUPANCY
The maximum sleeping occupancy
of our home is 10 people. It consists of
two master bedrooms (one queen bed and one king bed, each with their own
private bathrooms) There are 4 single beds, a queen sofa bed and a third
bathroom.
ARRIVAL & DEPARTURES
Check in time is 4pm and check out time is 10
am.
HOSPITALITY AND AVAILABILITY
Our management company will be available to our guests 24/7 to assist with any problems or concerns. You will be greeted either personally or by telephone upon arrival to answer any questions or concerns you may have. Additional services, at a reasonable fee, shall include providing theme park tickets, waiting at the property and stocking of groceries in the refrigerator and pantry. Additional requests will be provided on a case by case basis.
CLEANING
Our home will be cleaned before your arrival and again on your departure. If you require extra cleans during your stay there is a charge of $45 Per clean.
POOL HEATING
During the period of November to April pool heating is recommended. The pool heat can be requested at the time of booking or upon arrival. There is a charge of $30 per day. You may want to use the spa which will require heating any time of the year. Again, if using the spa that $30 per day will apply.
INVENTORY ITEMS
Our home is fully furnished complete with bedding, towels, cutlery, cookware; utensils crock pot, hairdryers, alarm clocks, gas grill etc. We have added a game room which includes air hockey, electronic dart board, basketball net, game table, and slot machine.
LIABILITY
The owner does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the home including the pool and spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool, spa and surrounding area.
FORCE MAJEURE
The owner will not be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, and closure of airports, weather conditions or other events beyond our control.
INSURANCE
Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage.
NOISE
Please bear in mind that our home is situated on a community, which consists of both residential and short-term vacation homes, we therefore request that out of respect for your neighbors, no noise between the hours of 10pm & 8 am.
NO SMOKING POLICY
Please note that our home has a no smoking policy. Smoking is only allowed on the pool deck or outside the home.
PETS
Sorry no pets are allowed in our home.
GRILLS
There is a grill for your use
free of charge. Please remember to move
the grill outside the screened area when in use.
INFORMATION BOOK
An information book is provided for guests and is packed with useful information. This book must not be removed or taken from the home
